Technology companies grow and change shape quickly, and their space has to keep up. Software teams need offices that help them recruit and collaborate, while hardware and infrastructure teams need room to build, test and store equipment. We take requirements for headquarters, engineering offices, hardware labs and flex space.

What the space has to do

Connectivity
Multiple fiber providers in the building, diverse entry points and the riser space to bring them to your floor.
Flexible layouts
Floor plates that adapt to a mix of focus space, team rooms and collaboration areas as headcount and working patterns change.
Power and cooling
Supplemental cooling and dedicated circuits for server rooms, test labs and equipment, with backup power where uptime matters.
Hardware space
For hardware teams, flex or lab space with loading, higher power and room to assemble and test prototypes.
Recruiting appeal
Transit, amenities, bike storage and a location the team wants to come to.

In the lease

  • Growth is hard to predict, so expansion rights, rights of first refusal on adjacent space and contraction options are worth negotiating.
  • Sublease and assignment terms matter for companies that may outgrow, merge or restructure during the term.
  • Agree who owns and removes supplemental HVAC, generators and cabling at the end of the lease.
  • Early-stage companies may be asked for additional security, such as a larger deposit or a letter of credit, that steps down as the company grows.

Questions we hear

We are growing fast. How do we avoid signing for space we will not use?

We look at a phased plan: a starting suite with expansion rights, or a larger space with part of it subleased or held back. The lease can be structured around the hiring plan.

Can we put a server room or lab in an office building?

Usually, yes, subject to the building's power, cooling and floor loading. We confirm the infrastructure and agree the work in the letter of intent.
