Government and defense contractors need space that follows the work: close to the agencies, bases and program offices they support, and able to meet security requirements when a contract calls for them. We take requirements for program offices, engineering teams, secure facilities and light production space.
What the space has to do
- Proximity
- A location near the customer, whether an agency headquarters, a base or a program office, with room for cleared staff to commute.
- Security-ready space
- Buildings that can support access control, controlled areas and, where a contract requires one, an accredited secure facility built to the government's standards.
- Building security
- Controlled entry, visitor management and setbacks or parking arrangements that meet the customer's security guidance.
- Flexible capacity
- Space that can grow or shrink with contract awards, or swing space for teams staffing up on a new program.
In the lease
- Contract awards drive demand, so align the lease term, expansion rights and any early termination rights with the contract's period of performance where possible.
- Secure facility construction is costly. Agree who pays for it, who owns it and whether it must be removed when the lease ends.
- Leases signed by contractors are commercial leases, separate from the government's own leasing process, though the customer's security requirements still shape the space.
- Confirm that the landlord can provide the access, inspections and documentation that accreditation and security reviews require.
Questions we hear
Can you accommodate a secure facility?
We consider it on a case-by-case basis. It depends on the building, the accreditation standard and the term. Tell us the requirement and we will assess whether the space can support it.
We have not yet won the contract. Can we plan space now?
Yes. We can discuss timing, contingent terms and options to hold space, so the team is ready if the award comes through.

Share the size, location and timing. Our leasing team will come back with spaces that fit, and the terms side by side.
