Property type
Retail
Storefronts, shopping centers, pad sites and mixed-use ground floors.
A retail location is a business decision first and a lease second. We lease storefronts, neighborhood and community centers, single-tenant pad sites and mixed-use ground floors, and we share the trade-area information that helps a retailer decide.
What to look for
- Visibility and access
- Frontage, signage rights, curb cuts, traffic signals and where the space sits relative to the anchor.
- Co-tenancy
- Who else is in the center and whether the lease has protections if an anchor leaves.
- Use and exclusives
- The permitted use clause, any exclusive you need, and the exclusives other tenants already hold.
- Infrastructure
- Grease traps, venting, utility capacity and storefront condition for restaurant and specialty uses.
How these leases are usually structured
Retail leases are commonly triple net, sometimes with percentage rent: an additional rent based on sales above a breakpoint. Compare lease types.
Questions tenants ask
Do you work with first-time operators?
Yes. We consider operators at every stage. Newer businesses may be asked for additional security, such as a larger deposit or a guaranty.
Can we install our own signage?
Signage is set by the lease, the center's sign criteria and local code. We confirm what is allowed before a lease is signed.
