Industrial & logistics
Distribution centers, warehouses, manufacturing and last-mile facilities.
Industrial space moves the American economy. We lease bulk distribution, regional warehouses, light manufacturing and last-mile facilities near the highways, ports, rail and population centers that supply chains depend on.
What to look for
- Clear height
- The usable height under the lowest obstruction. Modern bulk distribution commonly needs 32 to 40 feet; smaller warehouses often work with less.
- Loading
- Dock-high doors, drive-in doors, levelers, the ratio of doors to floor area, and truck-court depth for trailer maneuvering.
- Column spacing and slab
- Wider bays give racking flexibility; slab thickness and flatness matter for heavy racking and automation.
- Power and yard
- Amperage and voltage for equipment and charging, trailer and car parking, and secured yards.
How these leases are usually structured
Industrial leases are usually triple net (NNN): the tenant pays base rent plus its share of property taxes, insurance and common-area maintenance. Compare lease types.
Questions tenants ask
Can you accommodate a specialized requirement?
Tell us the requirement: power, clear height, freezer or cooler space, outside storage, rail access. We look for existing buildings first, and consider expansion or build-to-suit when nothing fits.
How long are industrial lease terms?
Terms are commonly longer than for office space, because tenants invest in racking and equipment. Shorter terms are possible for smaller spaces and flexible needs.
