Tenant services

For businesses already leasing with us: how to reach us, what to send and when.

Emergency? If people or property are at risk (fire, gas, flooding, a break-in), call 911 first, then your property's emergency contact.

  • Maintenance and repairs

Report building issues to your property manager. Emergencies that put people or property at risk (fire, flood, gas, a security breach) go to 911 first, then to the property's emergency line.

  • Renewals

Talk to us well before your lease expires, ideally 12 to 18 months ahead for larger spaces, so there is time to plan and to improve the space if you stay.

  • Expansion and contraction

If your business changes, we look for space in your building or elsewhere in our portfolio before you look outside it.

  • Certificates of insurance

Send updated certificates when your policies renew, naming the parties your lease requires as additional insureds.

  • Alterations

Most changes to the space need written landlord approval first. Send plans early so review doesn't hold up your schedule.

  • Operating-expense statements

Annual reconciliations compare estimated and actual expenses. Questions about a statement are welcome; contact us within the review window your lease sets.
