For a professional or financial services firm, the office is where clients form an impression and where people do their most demanding work. It has to support privacy, client meetings and a hybrid schedule without paying for space that sits empty. We take requirements for law firms, accounting and consulting practices, banks, wealth managers and insurers.
What the space has to do
- Client-facing space
- A reception and conference suite that presents the firm well and keeps client traffic apart from working areas.
- Privacy and acoustics
- Private offices and meeting rooms with sound separation suited to confidential work.
- Security and resilience
- Access control, secure records and IT rooms, and backup power for systems that cannot go down.
- Location
- A business address that is convenient for clients and staff, close to transit, courts, partners or the financial district as the practice needs.
In the lease
- Office leases are usually full service gross or modified gross. Review the base year and which operating expenses pass through.
- Load factor changes the rentable area you pay for, so compare spaces on both usable and rentable square feet.
- Firms with a hybrid schedule should plan for peak occupancy, not total headcount, and keep expansion or contraction rights where they can.
- Banks and branch-based financial services often lease retail space, where signage, drive-through rights and visibility belong in the lease.
Questions we hear
Can the space be built out to our standards?
Yes. Most office leases include a tenant improvement allowance. The amount depends on the term, the firm's credit and the condition of the space, and is agreed in the letter of intent.
We are merging two offices. Can you help?
Yes. Tell us both teams' requirements and timing, and we will look at space that can take the combined firm, including phased moves.
