Office

Care continues to move out of hospitals and into the communities where patients live. Practices, health systems and specialty providers need buildings that are easy for patients to reach and built to clinical standards. We take requirements for medical office suites, outpatient clinics, imaging, therapy and health-system satellite locations.

What the space has to do

Patient access
Accessible entries, convenient parking close to the door, covered drop-off where possible, and clear wayfinding inside.
Clinical infrastructure
Plumbing to exam and procedure rooms, power and shielding for imaging, and medical gas where the use requires it.
Parking
Medical uses usually need more parking than general office, because patients, companions and clinicians arrive throughout the day.
Code and licensing
Build-outs that meet healthcare building codes, accessibility rules and the provider's licensing and accreditation requirements.
Privacy and acoustics
Layouts and wall assemblies that support patient privacy, with separate staff and patient circulation where it matters.

In the lease

  • Medical build-outs are specialized and costly, so terms are often longer, with a tenant improvement allowance that reflects the investment.
  • Confirm the permitted use clause covers every service you plan to offer, including imaging, procedures or behavioral health.
  • Ask about exclusives that protect your specialty within the property, and any that other tenants already hold.
  • Hours, after-hours HVAC, medical waste handling and backup power should all be spelled out in the lease.

Questions we hear

Can a retail space work for a clinic?

Often, yes. Urgent care, dental, therapy and other outpatient uses frequently lease retail space for visibility and parking. We confirm zoning and the building's infrastructure before you commit.

Do you work with health systems as well as independent practices?

Yes. We take requirements from single-physician practices through to health systems planning several locations.
