Office
Headquarters, regional offices and suites, from a single floor to a full building.
Office space is where a company's culture is most visible. We lease suites, full floors and whole buildings in central business districts and suburban office parks, and we plan each space around how the tenant actually works: hybrid schedules, client-facing areas, focus rooms and collaboration zones.
What to look for
- Floor plate
- Larger, column-free floors make open layouts and efficient circulation easier; smaller plates suit private-office plans.
- Load factor
- The share of building common area added to your usable area. Ask for it in writing: it changes the rentable square footage you pay for.
- Building systems
- HVAC zoning, after-hours air, fiber providers in the building, backup power and access control.
- Amenities
- Conference facilities, fitness, food service, bike storage and parking ratios, all of which affect recruiting.
How these leases are usually structured
Office leases are most often full service gross or modified gross: the base rent includes operating expenses at a base year, and the tenant pays its share of increases after that. Compare lease types.
Questions tenants ask
How much office space do we need?
Planning ratios vary widely with layout and hybrid policy. We start from your headcount, how many people are in on a typical peak day, and your mix of private offices, meeting rooms and support space, then test the result with a test-fit plan.
Can the space be built out for us?
Yes. Most office leases include a tenant improvement allowance toward construction. The amount depends on term, credit and the condition of the space, and is set out in the letter of intent.
